Below are some comments from clients and collateral businesses, emphasizing Chuck's proactive and friendly approach to creative problem solving, his professionalism and extensive experience, and vast knowledge of commercial and residential real estate in the thriving and robust southern New Hampshire market.
"Integrated Realty Resources, LLC (IRR) was recently retained by Devine Millimet as a consultant for a site selection project. In addition to the site selection, requirements included an RFP, floor plan analysis, construction cost, and overall strategic planning. Devine Millimet is a law firm with three offices in New Hampshire: Manchester, Concord, and Portsmouth. It is our privilege to collaborate with IRR on their overall strategic real estate plan and we appreciate the opportunity to share our commercial real estate subject matter expertise with the caliber of law firm they represent." - Matthew R. Johnson, Esquire, Devine Millimet, Manchester, NH
“Thank you for the positive directions you have implemented. I am blessed to have you all as a team making the most of Tinker Ave.,” – Lillian Lee, Manchester, NH
"Chuck Thibedeau has managed a number of our properties in New Hampshire and Florida for twenty years. His outstanding attributes include his excellent instincts, unique ability to work well and communicate with all parties, and his exceptional work ethic. We have consistently relied upon his strategic guidance over the years and highly recommend Chuck and his team at IRR." – John Giles, President, Giles Development Corp., Bedford, NH
"Chuck is a personable, accommodating, and proactive individual, which makes him very easy to work with. My company rented a building that he manages, and the space needed to be renovated to accommodate our needs. Chuck worked in connection with the construction supervisor and crew to obtain permits and make sure all inspections were carried out. Our new office/warehouse space far exceeded what we had hoped for. A week after we moved in, Chuck personally introduced us to his staff so we would know who we were working with. It is this kind of detailed attention that he gives to his clients that makes him a pleasure to know and work with." – Kim Powers, Vice President, Advanced Polymerics, Inc., Salem, NH
"Chuck and I have known each other for around twenty‐five years. During this time, we have completed somewhere in the vicinity of $20 million in new buildings and renovations to existing buildings. At times, we collaborate on fit‐up projects for tenants, some projects as large as thirty- and forty‐thousand square feet. Some of the more involved projects we have collaborated on include new elevators within existing buildings, building envelope studies, existing roof analysis and repairs, as well as HVAC equipment analysis. For these projects, there are many people involved: decision-makers who assist the project manager, the structural engineer, the architects, and the general contractors. Chuck is a creative problem solver and this skill makes him a good mediator. He is always very fair and a very honest individual, as well as a strong communicator. I am ALWAYS confident and pleased with the results of any project that I am involved in with Chuck and his team." – Gary Thomas, NorthPoint Construction Management, LLC, Hudson, NH
"I’ve known Chuck for fifteen years or so. That is when we started working together. Many of my clients could use Chuck’s services as their properties have many tenants and lots of “moving parts” to their property management equation. Chuck and IRR is big enough to handle most any project, but he is still small enough to know and care about each client. Over the last five years, I have recommended about a dozen clients to him. Many of these clients of mine have become clients of Chuck’s. One instance stands out. There was a broken water main on a property. The owner and I called Chuck while we were traveling together. We were about to head to the airport when the owner got the call of the water line problem. Chuck solved the problem before our plane landed. Within hours the problem was solved. I recommend Chuck without reservation." – Jeff Hiatt, Performance Business Solutions, LLC, Hampton Falls, NH
"Chuck manages our properties. I’ve known him for over ten years and he consistently demonstrates that he understands the nuts and bolts of maintaining the physical property, and carefully considers the financial implications of any property upgrades and improvements. He spends our money like it’s his own. We rely on his experience to calculate the property’s position in the marketplace, so it will generate the most income. Recently, there was an instance for a capital improvement, on an outside staircase. The rungs were breaking, and I thought we should break it down. Chuck came up with a different solution: weld in new, metal stair rungs. It was a less expensive alternative and did not compromise safety. What’s notable about this, is that his solution was a sacrifice on his own part; he does what is right for his clients, not his wallet." – Steve Baldini, Principal, Suburban Campus Properties, Inc., Wakefield, MA/Jupiter, FL
“Chuck can be characterized as knowledgeable, dependable, possessing common sense and utilizing his skills appropriately. He examines a problem or issue with a property thoroughly and draws on his resources to facilitate a solution. He understands the values and priorities of tenants and landlords and seeks to create a win-win situation for everyone. One example that stands out included an issue tenants were having with their utilities. There was a single meter for multiple tenants, resulting in some tenants overpaying. Chuck recognized that implementing a sub-meter system would resolve the issue and thereby make invoicing more equitable for the tenants. His process of liaising between tenants and landlords earns him trust and respect. His experience, and his friendliness, make him valued and appreciated.” - Ted Boschetto, ECV Enterprise Corp., Exeter, NH
“Chuck goes above and beyond his standard job description, to take care of the needs of his tenants. To give an example, we were a residential tenant in a new multi-family building and ran into an installation issue with the windows. Several window frames in our unit were bowed out when the frames were nailed to the building sheathing… behind the brick in a brand-new brick building! There was a significant gap between the window sash and frame, making the windows drafty and allowing street noise to permeate the unit. Chuck was the post-construction property manager. Ownership did not want to address the problem because it would require removal and reinstallation of brick, which would never look as good as the original brick. But Chuck stepped in and rallied the owner, the contractor, and the engineer towards a resolution. Chuck was certain a solution existed and after several months, he and the ownership team came up with one. Throughout the time it took to remedy the situation, we learned that Chuck is a great communicator and an outstanding individual. He is an honest, creative, and team-oriented problem solver. A great leader!” - Kim and Ania Rogers, GL Rogers and Company, Inc., Portsmouth, NH
“I’ve known Chuck for almost twenty years. In that time, he has been the building manager of one of our buildings. When it comes to creative solutions, Chuck hits a homerun! He wants to find a solution, and while he is tough, he works well with everyone. One year, there was a snowstorm on Halloween. It was disaster and we had a power outage for a week! We couldn’t find any diesel fuel. Chuck called a couple of landscapers he knew who came over, at different times during the storm to hand pump in the diesel fuel we needed. To him, this was ‘business as usual.’ How can you not like a guy who takes a personal interest and works toward a solution?” - Richard Labombard, Director of Programming Operations, Avnet, Inc., Townsend, MA
“I inherited Chuck when I bought a particular building. He is a very good management asset for the 100,000 square foot, multi-tenant, industrial property. The best example I can give is when our property had a leak in the sprinkler system. I was out of state at my son’s graduation and unaware of the problem, when Chuck called me and said, “Don’t worry. It’s all taken care of.” This property had been a recent purchase, so Chuck’s immediate and complete handling of the problem impressed me and highlighted his value. This same building was fifty percent filled when I bought it. The other fifty percent had been vacant for nine years. Chuck and I collaborated on filling the space, and within twenty-four months, we accomplished doing just that. His knowledge of leasing and tenant fit-ups proved to be invaluable.” - Jim Patierno, AJ and Sons, Inc, Salem, NH
