The IRR team has differentiated itself with examples of superior problem-solving skills. Some notable outcomes in value-driven results include:
*One building had a long-term drainage system issue, impacting tenants financially, and disrupting relations between the tenants and the building owner. Chuck facilitated a solution that not only repaired the problem with the drainage system, but also restored communication between the two parties, by finding a creative solution that resonated with both.
*Diversification within the build-outs and fit-ups of properties is another area when creative problem-solving is necessary. Landlords may have a building with specific features that are difficult to alter, yet may want to lease the space to tenants with their own industry-specific needs. The IRR team is skilled at working with landlords, tenants, contractors, architects, and engineers to bring out creative solutions that secure tenancy for the landlord, offer accommodations to suit the needs of tenants for the long-term, and maintain the integrity of the structure itself.
*Occasionally there are requirements that will have serious consequences, if not handled carefully. Gas conversion is another consideration that Chuck and the IRR team have experience with. Knowledge of handling such a hazardous task has been a reassuring benefit for IRR’s clients.
“I’ve known Chuck for almost twenty years. In that time, he has been the building manager of one of our buildings. When it comes to creative solutions, Chuck hits a homerun! He wants to find a solution, and while he is tough, he works well with everyone. One year, there was a snowstorm on Halloween. It was disaster and we had a power outage for a week! We couldn’t find any diesel fuel. Chuck called a couple of landscapers he knew who came over, at different times during the storm to hand pump in the diesel fuel we needed. To him, this was "business as usual."
How can you not like a guy who takes a personal interest and works toward a solution?”
