Project & Maintenance Operations

IRR offers robust, in-house, maintenance operations supported with construction and project management. Routine maintenance work is handled in an efficient and timely manner. When the project includes tenant improvements or other scaled projects, IRR’s project management team takes the lead to drive efficiencies and delivery timeline.


Although IRR Property Managers continuously survey for repair and maintenance needs, building tenants have access to an on-line work order request system. These requests are all vetted and engaged as appropriate. For tenant-responsible repairs, IRR’s maintenance operations team can support building tenants, simplifying the task of identifying vendors and engaging. With less tenant time devoted to interior repairs because IRR offers in-house maintenance support, the work is accomplished faster with shorter interruptions to tenant work. With immediate maintenance repair resources deployed, the tenant often recognizes the value at the time of renewal.


While facilities are continuously monitored and maintained, emergencies happen. IRR addresses building emergencies 24/7/365.

IRR's Different Projects

Located next to Manchester Airport is a commercial property, 17 Tinker Avenue. IRR contracted Northpoint Roofing to reroof the building through a staged repair process. The building has four tenants who benefitted from this reroofing project, which took three weeks to complete.

An example of a renovation project that IRR facilitated was painting the facade of a 20,000-square-foot property. Keeping with current trends, we opted to paint using three different shades to designate the different units. There are ten units of warehouse space in this structure, with seven tenants, currently. 


The building is fully occupied and features mixed-use with a veteran-owned distillery, a hair products supplier, a home improvement company, and a sports memorabilia screen print business, to name a few.

Exterior Elevator

In the video below, Chuck talks about the lengthy process in managing the installation of this exterior elevator, overcoming permitting issues, without compromising ADA (Americans with Disabilities Act) requirements, and partnering with NorthPoint Construction Management to facilitate completion. This is one example of how the team effectively approaches a challenge to exceed the needs of clients, owners, and tenants.
