Keeping existing occupied space full at market rates is one of IRR’s “bottom line” objectives. When commercial space is properly cared for, whether attention to landscaping and commercial level snow removal, responding to tenant concerns and managing curb appeal, existing tenants renew leases. When a tenant finds their space serving their expectations and business needs, the building owner reduces vacancy time and costs associated with turnover.
Example:
Renewing a tenant for a $6 million lease.
"I’ve known Chuck for fifteen years or so. That is when we started working together. Many of my clients could use Chuck’s services as their properties have many tenants and lots of “moving parts” to their property management equation. Chuck and IRR are big enough to handle most any project, but he is still small enough to know and care about each client. Over the last five years, I have recommended about a dozen clients to him. Many of these clients of mine have become clients of Chuck’s. One instance stands out. There was a broken water main on a property. The owner and I called Chuck while we were traveling together. We were about to head to the airport when the owner got the call of the water line problem. Chuck solved the problem before our plane landed. Within hours the problem was solved. I recommend Chuck without reservation." – Jeff Hiatt, Performance Business Solutions, LLC, Hampton Falls, NH
